Most garden rooms are built under permitted development and need no planning application at all. Where a design or location falls outside those limits, a simple full planning application is the route instead — and we handle either one for you.
Permitted development lets you add an outbuilding such as a garden office, studio or gym without a planning application, provided it stays within set limits — single storey, no more than half the garden covered, and within strict height rules (typically 2.5m near a boundary). The vast majority of our garden rooms are designed to sit comfortably within these limits.
Full planning permission is needed only in specific cases — for example a larger or taller design, sleeping accommodation, a property in a conservation area or with an Article 4 direction, or a listed building. When it applies, we prepare and submit the application and supporting drawings for you.
Either way, we check your address and intended use as part of your free quote, confirm the right route, and obtain a Lawful Development Certificate where it's useful to formally document that your room is lawful.
We handle the planning either way. Most of our customers need no planning application at all.
