Planning is the question we get asked most. The short answer: in most cases your annexe qualifies under permitted development, and we handle the certification process for you.

Our structural steel frame Annexes are precision designed, engineered and installed by our expert team to provide optimum structural performance and thermal efficiency in line with all current building regulations.

Our systems offer an enhanced overall performance compared with traditional built Annexes and aesthetically can be architecturally designed to be an exact match to the existing dwelling or stand out as a statement build.

Installation on-site is quick, clean and efficient due to our precision off-site manufacturing solutions that allow us to assemble your Annexe with minimal noise, mess and disruption. No cranes or heavy lifting equipment are required to complete the installations. Every component of your building has been carefully designed, enabling us to install in any location with even the most limited access.

How our Design & Build Process Works

Step 1
ENQUIRY

Complete our customer enquiry form so we can fully understand your Annexe requirements, and one of our dedicated team members will contact you to arrange a design consultation.

Step 2
PROPOSAL

We will send over a proposal that includes our terms and conditions, technical drawings, agreed payment plan details, and offer you a fixed installation date commitment for your Annexe.

Step 3
SITE SURVEY

One of our friendly project managers will take a few measurements at a pre-arranged site survey and make all considerations to ensure the installation process will go as smoothly as possible.

Step 4
MANUFACTURE

Our team will begin the manufacturing process at our Warwickshire production facility to hand-craft your modular Annexe and book in our installation team for the agreed installation date.

Step 5
INSTALLATION

We will contact you around a week before the agreed installation date to confirm any final arrangements that need to be made. Our install team will arrive on the morning of your install date.

Frequently Asked Questions (FAQs)

Does an annexe affect my council tax?
A self-contained annexe may be assessed separately for council tax purposes, though many councils offer a 50% discount on annexes occupied by a dependent relative. Some annexes qualify for a full exemption. We recommend checking with your local authority, and we're happy to advise based on your specific situation.
What if I live in a conservation area or listed building?
Conservation areas, listed buildings, and some Article 4 direction areas have different rules that may require a formal planning application. We'll assess your property during your free feasibility call and confirm exactly which route applies to you before any work begins.
What is the Caravan Act and how does it apply?
The Caravan Act 1968 sets out the legal definition of a mobile or modular structure. Annexes designed to comply with it — including ours — can be sited in a garden without requiring planning permission in most circumstances. It's the most common and straightforward route for granny annexe installations across the UK.
Do I need planning permission for a granny annexe?
In most cases, no. Annexes built to comply with the Caravan Act 1968 typically qualify as permitted development and don't require planning permission. We design every Vita annexe to meet these requirements as standard, and we apply for a Certificate of Lawfulness from your local council on your behalf — a legal document confirming your annexe is fully permitted.
Do I need building control approval for my annexe?

Do your Annexes come with a guarantee?
All customers receive a comprehensive, assignable 10-year warranty on the structural frame of your Vita garden room. Glazing, electrics, trims and all internal finishes are covered with an equivalent 2 year warranty.
