HOW WE DID IT

The project, formalised in June 2023, involved the construction of a substantial garden annexe with external dimensions of 5.5m x 5.8m x 2.7m high, totalling 31.9m$^2$. The design incorporated a modern aesthetic with practical considerations. Three sides of the annexe were finished with metal cladding in Grey RAL7016, providing a sleek and durable exterior, while the front elevation featured a clean white render.

A key aspect of the project was the re-use of the clients' existing concrete base, which served as the foundation. This approach streamlined the construction process and demonstrated an adaptable solution to site conditions.

The glazing specification was chosen to maximise natural light and provide versatile access, featuring a 3m wide x 2.2m high aluminium bifold door and a 600x600mm Velux skylight. A fixed window for the WC was also included, with frame colours to be confirmed by the client.

Internally, the annexe was designed for immediate usability, with white painted walls and LVT flooring installed, including a £25/m$^2$ supply allowance. Crucially, the scope included the supply and installation of both a WC and a kitchenette, transforming the annexe into a self-contained unit.

The electrical requirements were comprehensive, featuring eight chrome double sockets, twelve flush-mounted chrome LED downlighters, two 2KW panel heaters, and two external wall lights on a separate switch. A new consumer unit and an external power socket were also included, along with a new mains armoured electrical cable connection to the main house.

The total contract sum for the project was £80,890.00, inclusive of VAT, covering design, delivery, and installation. The estimated installation period was approximately 30 working days, with a provisional installation date set for the end of June 2023.

How our Design & Build Process Works

Step 1
ENQUIRY
Complete our customer enquiry form so we can fully understand your modular building requirements, and one of our dedicated team members will contact you to arrange a design consultation. Please contact us to arrange a visit to our Garden Room showroom in Coventry.
Step 2
PROPOSAL
We will send over a proposal that includes our terms and conditions, technical drawings, agreed payment plan details, and offer you a fixed installation date commitment for your modular building.
Step 3
SITE SURVEY
One of our expert project managers will take a few measurements at a pre-arranged site survey and make all considerations to ensure the installation process will go as smoothly as possible.
Step 4
MANUFACTURE
Our team will begin the manufacturing process at our Warwickshire production facility to precision craft your modular building and book in our installation team for the agreed installation date.
Step 5
INSTALLATION
We will contact you around a week before the agreed installation date to confirm any final arrangements that need to be made. Our install team will arrive on the morning of your install date and complete all works within the agreed timeframe. Our standard garden rooms are typically installed within 5-7 working days for example.
