Project Overview

The client, Hanri van Wyk, approached us looking for a relatively small but high specification new build extension with associated refurbishment works to her existing home. The extension was to be used as an ancillary downstairs WC + utility room, with a full renovation and redecoration of her new open plan lounge and snug area overlooking the garden.

Given the extremely tight external access our modular construction system suited her needs perfectly.

Through an extensive design consultation and pricing process we were able to produce a design and specification that met the clients exacting requirements.

The project was complete in just over 3 weeks from start to finish and within the clients original budget.

HOW WE DID IT?

The project involved installing a total of 12nr ground screw foundations to support our modular steel frame that was assembled on-site with pre-insulated wall panels.

The client opted for a contrasting thincoat silicon render finish to the exterior of her extension, two elevations were finished in a jet-black silicon render with the courtyard overlooking the hallway window in a more reflective bright white silicon render.

We used a slimline ALUK profiled Aluminium windows and two pane sliding door in jet black frames to give a stunning appearance and co-ordinate with the black render.

The extension was finished at ground and roof level with bespoke matching pressed aluminium trims and rainwater goods to give a seamless finish.

Delighted with our extension! We wanted to move our utility room so that we could open the back of the house to the garden, and were let down by an architect and numerous traditional builders (frankly we think our project was just too "small" to keep their interest) . Subsequently we started searching for alternative methods and modular builds, and feel like we struck gold with Vita Modular. The team remained enthusiastic from start to finish, and worked with us creatively to make the build happen on a tight budget. The budget was meticulously calculated and kept track of, so that once we started we knew exactly where we stood with costs. We're still amazed how quickly the extension went up! As a bonus, without the need for concrete lorries and brick deliveries, the restricted access to the back of our house was never an issue. The team helped us with the structural changes required in the existing rooms and installed a new large picture window and sliding doors that open onto the garden (beautiful quality aluminium frame double glazing). We're still currently decorating and landscaping, but the extension has already made a huge difference to our enjoyment of the house and garden. Our only regret is that we didn't find Vita Modular sooner.

How our Design & Build Process Works

Step 1
ENQUIRY
Complete our customer enquiry form so we can fully understand your modular building requirements, and one of our dedicated team members will contact you to arrange a design consultation. Please contact us to arrange a visit to our Garden Room showroom in Coventry.
Step 2
PROPOSAL
We will send over a proposal that includes our terms and conditions, technical drawings, agreed payment plan details, and offer you a fixed installation date commitment for your modular building.
Step 3
SITE SURVEY
One of our expert project managers will take a few measurements at a pre-arranged site survey and make all considerations to ensure the installation process will go as smoothly as possible.
Step 4
MANUFACTURE
Our team will begin the manufacturing process at our Warwickshire production facility to precision craft your modular building and book in our installation team for the agreed installation date.
Step 5
INSTALLATION
We will contact you around a week before the agreed installation date to confirm any final arrangements that need to be made. Our install team will arrive on the morning of your install date and complete all works within the agreed timeframe. Our standard garden rooms are typically installed within 5-7 working days for example.
