House extensions across Fulham, Hammersmith and Shepherd's Bush from £34,000 inc. VAT.
Side return, rear and wrap-around extensions for the borough's Victorian and Edwardian terraces — with conservation area checks, planning, party wall notices and building control all handled for you.
Vita Modular builds house extensions across Hammersmith & Fulham — side returns, rear extensions and wrap-arounds for the terraced streets of SW6, W6, W12 and W14 — from £34,000 inc. VAT. Terraced houses make up around three-quarters of the borough's house stock, and most of them share the same problem: a narrow galley kitchen beside a shaded side alley, with a long garden beyond it. That layout is exactly what a side return or wrap-around extension is designed to fix.
The planning picture is just as specific. The borough has around 44 conservation areas covering roughly half its area, from Bishops Park and Parsons Green in Fulham to Brook Green and St Peter's Square in Hammersmith. On one street a single-storey rear extension can go ahead under permitted development; two roads away the same design needs a full planning application. We check your address against the council's conservation area and Article 4 records before any design work starts, so you know which route applies from day one.
Every extension is 100% bespoke and sold at a fixed, all-inclusive price. The structural steel frame and insulated panels are made at our Warwickshire facility while your foundations go in, then assembled by hand on site — no crane, far fewer deliveries on a parked-up Fulham street, and most builds finished on site in 4–6 weeks.

In Hammersmith & Fulham, adding a room is almost always cheaper than buying one. Houses here regularly sell for well over £1.5 million, so the stamp duty and fees on a move up can cost more than the extension itself.
The move-up maths rarely works. Moving from a two-bedroom Fulham terrace to a wider house in Parsons Green or Hurlingham means paying the price gap, stamp duty on a seven-figure purchase, agent and legal fees, and two sets of removal costs. A 15 m² rear extension starts from £45,000 inc. VAT and adds the kitchen-diner most buyers in SW6 are looking for, without leaving the street.
The Fulham terrace was made for the side return. The classic two-storey Victorian and Edwardian terrace in Fulham and Hammersmith has a rear outrigger with a strip of dead space beside it, typically a metre or two wide. Building into that strip and squaring off the back of the house turns a dark corridor kitchen into a wide, light room across the full width of the plot.
Space is what the borough lacks. With roughly half the borough in conservation areas and basements always needing permission, the ground-floor rear is usually the simplest place to add space. A well-designed side return or rear extension adds floor area in the room people use most.
Built for streets with no rear access. Most terraces in Fulham, Brackenbury Village and Shepherd's Bush have no side or rear access, and residents' parking fills early. Our components are prepared off-site and carried through by hand, with no crane and no heavy plant, so there is no long queue of lorries and far less mess in the hallway.
Fixed price, not an estimate. Our price covers foundations, the structural steel frame, external walls, roof, glazing, electrics, lighting, flooring and decoration, and it is agreed before work starts. Anything outside the standard specification — drainage, demolition, a new structural opening — is itemised separately rather than appearing later as a variation.
Riverside homes checked first. The Thames frontage from Craven Cottage round to Sands End lies in Environment Agency Flood Zone 3. If your home is near the river we check its flood zone at the survey, so any flood risk assessment or flood-resilient detailing is planned in from the start.
The planning authority is the London Borough of Hammersmith & Fulham, working to its 2018 Local Plan. Whether your extension needs full permission depends mainly on whether your address is inside one of its conservation areas.
As at 2026, LBHF has around 44 conservation areas, covering roughly half the borough. In Fulham they include Bishops Park, Central Fulham, Fulham Park Gardens, Parsons Green, Walham Grove, Moore Park, Sands End and Hurlingham. In Hammersmith they include St Peter's Square, Hammersmith Grove, Brook Green, Westcroft Square, Bradmore and Ravenscourt & Starch Green — the last two cover most of what people call Brackenbury Village. Barons Court, Queen's Club Gardens and the Gunter Estate cover much of W14, and Shepherds Bush and Coningham & Lime Grove cover parts of W12.
Inside a conservation area, permitted development rights are reduced. Side extensions — which is how most side return infills are classed — need a full planning application, and the larger home extension route (up to 6m for a terrace) is not available. Design matters more: materials, roof form and how the extension sits against the original outrigger are all assessed.
Since 26 April 2018 a borough-wide Article 4 direction has removed permitted development rights for basements, so every basement in the borough needs planning permission. The council also has an Article 4 direction on converting houses into small houses in multiple occupation. On top of these, many individual properties — mostly in conservation areas — have specific rights removed. Because these follow individual addresses rather than street names, we check the council's register for your property rather than relying on a map.
If you are weighing a basement against a rear extension, the rules matter. Local Plan Policy DC11 limits basements to a single storey, no deeper than half the garden and no further than half the depth of the house from the main rear wall, with at least 1m of soil over any part under the garden and a Construction Method Statement from a qualified engineer. For most families, a side return or rear extension adds the same kitchen space faster, for less, and with a simpler planning route.
Outside conservation areas, and where no Article 4 direction or planning condition applies, a single-storey rear extension can generally project up to 3m from the original rear wall of a terrace or semi without an application, up to 4m high, or up to 6m under prior approval with neighbour consultation. Building control approval is needed in every case, and we manage it through to sign-off.
Almost every extension on a Fulham or Hammersmith terrace touches a shared wall, so the Party Wall etc. Act 1996 applies. We serve the notices on your neighbours and coordinate surveyors where needed. We also arrange skip and pavement licences and any parking bay suspension your street requires.
We check your address against LBHF's conservation area and Article 4 records and the Environment Agency flood map before you commit, then prepare and submit the application, manage building control approval and serve the party wall notices as part of the turnkey service. Planning information is accurate as at 2026 and is general guidance, not legal advice.
Most of the borough's houses are Victorian and Edwardian terraces, but the streets differ — and each type extends in its own way.
Fulham two-storey terraces — SW6. The borough's most common house: a two-storey Victorian or Edwardian terrace with a rear outrigger and side return. A side return infill, or a wrap-around that also extends past the outrigger, creates a full-width kitchen, dining and family room. In Moore Park, Walham Grove or Parsons Green this usually needs a planning application; on undesignated streets a rear-only extension can often use permitted development.
Parsons Green and Poets' Corner — wider period houses. Larger terraces and villas with deeper gardens suit bigger rear extensions with roof glazing and wide sliding doors. Design and materials carry more weight here, and we detail brick, render and glazing to match the street.
Hammersmith and Brackenbury Village — W6. Smaller period terraces on tight plots, many within the Bradmore or Ravenscourt & Starch Green conservation areas. Neat side return infills with a pitched glazed roof or a slim flat roof keep the extension below the first-floor sill and suit the conservation officer's eye.
Shepherd's Bush and Barons Court — W12 and W14. A mix of Victorian terraces, red-brick Edwardian streets and mansion blocks. Where you own a ground-floor flat with garden rights, an extension is possible but needs full planning permission, as flats have no permitted development rights; houses follow the same rules as Fulham.
Our extensions start from £3,000 per m² all-in, with prices from £34,000 inc. VAT. A 12 m² side return starts from £36,000 and a 15 m² rear extension from £45,000. Traditional London builders typically reach £3,800 per m² or more once VAT, glazing, electrics, flooring and decoration are added.
Where Hammersmith & Fulham adds cost. Conservation area homes need a planning application and drawings prepared for design review, and specification choices such as matched London stock brick or conservation-style glazing add to the build. Riverside homes in Flood Zone 3 may need a flood risk assessment and flood-resilient detailing. Street logistics — parking bay suspensions, skip licences — are part of almost every job in SW6 and W6.
Where it stays efficient. A rear-only extension on an undesignated terrace can often go ahead under permitted development, which removes the application fee and the eight-week wait. Our no-crane method keeps access and delivery costs down on streets where a conventional builder would need repeated deliveries carried through the house.
The value side. Industry analysis puts a quality extension at around £1.50 of added value for every £1 spent, typically £1.40–£1.60, and side returns to period terraces are among the strongest performers. In a borough where houses regularly sell for well over £1.5 million, extra ground-floor space converts into value efficiently.
What our price includes. Foundations, structural steel frame, external walls and render, flat roof, painted walls and ceilings, electrics and lighting, flooring and up to 3m-wide aluminium or uPVC doors. Demolitions, ground preparation, drainage, professional fees, statutory approvals and new structural openings are quoted separately and transparently.
Figures are indicative and vary by size, specification, access and finish. Vita Modular prices are fixed and all-inclusive of our standard specification. We build across the whole borough — SW6, W6, W12 and W14. Every project starts with an address-specific planning and flood check.
Homes in Old Oak and Park Royal fall under the Old Oak and Park Royal Development Corporation rather than LBHF for planning — we check which authority covers your address. We also build across neighbouring Kensington & Chelsea, Ealing and Wandsworth.
What homeowners in Fulham, Hammersmith and Shepherd's Bush ask most about planning, cost and building on a terrace.
It depends on your address. Roughly half of Hammersmith & Fulham is covered by its 44 or so conservation areas, and inside them side return infills, wrap-arounds and larger rear extensions need a full planning application. Outside conservation areas, a single-storey rear extension on a terrace can usually project up to 3m under permitted development, or up to 6m with prior approval. Building control approval is needed either way. We check your property against LBHF's records before design starts.
Parsons Green is a designated conservation area in Fulham. Brackenbury Village is not a conservation area by that name, but most of it sits within the Bradmore and Ravenscourt & Starch Green conservation areas in Hammersmith. In both places, a side return or wrap-around extension will normally need a planning application and a design that respects the terrace. Boundaries follow individual properties, so we confirm your exact address with the council rather than relying on the neighbourhood name.
Our side return extensions start from £36,000 inc. VAT for 12 m², at £3,000 per m² all-inclusive — covering foundations, steel frame, walls, roof, glazing, electrics, lighting, flooring and decoration. Traditional builders in Fulham and Hammersmith typically reach £3,800 per m² or more once those items are included. Drainage, demolition and any new structural opening are quoted separately. Our instant quotation form gives a fixed, itemised price for your house in minutes.
A basement always needs planning permission in Hammersmith & Fulham because of a borough-wide Article 4 direction in force since April 2018. Policy DC11 then limits it to one storey, no more than half the garden's depth and half the house's depth, with at least 1m of soil above any part under the garden and an engineer's Construction Method Statement. Many families find a side return or rear extension gives them the kitchen space they want faster and at lower cost.
Almost certainly. Most houses in Hammersmith & Fulham are terraced, so a side return or rear extension usually involves building on or near a shared wall, and the Party Wall etc. Act 1996 applies. Notices must be served on adjoining owners before work starts. We serve the notices, coordinate surveyors where a neighbour wants one, and fit the timing into your programme so the party wall process does not delay your start date.
It can. The Fulham riverside from Craven Cottage round to Sands End lies in Environment Agency Flood Zone 3, and bands of Flood Zones 2 and 3 run along the river frontage. Homes there may need a flood risk assessment with the planning application and flood-resilient details such as raised floor levels and services. We check your property's flood zone at the survey, before drawings are prepared, so it is designed in rather than added late.
Yes. It is the situation our method is designed for. The steel frame and insulated panels are made off-site and carried through the house by hand, with no crane or heavy plant, so there are far fewer deliveries and no need to close the street. Most Hammersmith & Fulham extensions are built on site in 4–6 weeks, and we arrange any parking bay suspension and skip licence your street needs.
Once your order is placed we offer a guaranteed 4-week lead time to start on site, subject to planning or prior approval being in place where it is needed. While your foundations go in, the frame and panels are manufactured at our Warwickshire facility, so the on-site phase is short — on average around 6 weeks — compared with the 10–16 weeks or more a conventional build often takes in Hammersmith & Fulham.
