We delivered a stunning 5.7m x 3.2m home extension featuring two large roof lanterns that flood the space with natural light. The project included an internal folding door set for maximum flexibility and required complex roof adaptations to seamlessly integrate the new structure with the existing home.

The goal for this Wembley project was to build a significant 5.7m x 3.2m home extension that offered both abundant light and versatile living options. The architectural drawings detailed a space that could be opened up or divided, thanks to the inclusion of an internal folding 3-door set. A critical part of the brief was to maximise daylight, which was achieved through the ambitious inclusion of two separate roof lanterns—one 3m x 2m and another 2m x 1m—alongside bifold doors leading to the garden. The scope of work also included significant site preparation, such as a 400mm reduced level dig and removal of existing paving slabs.
The extension was built on a structurally graded steel frame with insulated panels for the floor, walls, and roof, ensuring high thermal performance that meets building regulations. A key technical challenge was integrating the new flat roof with the existing house, which required specialist adaptations. The roof itself was finished with a durable EPDM membrane and incorporated the two large aluminium roof lanterns that define the space.
Inside, the new extension was finished with plastered and painted walls, an additional panel heater, and flooring. The internal partition with oak-finish folding doors provides the desired flexibility, allowing the area to be used as one large room or two smaller, distinct spaces. The project was scheduled for completion within 8 weeks. We also managed the full electrical installation, including a new consumer unit to service the extension.

How much does a house extension in Wembley cost?
This bespoke extension in Wembley came in at £54,000, covering groundworks and foundations, the structural steel frame, external cladding, roofing, a full internal fit-out, electrics and flooring. Every Vita Modular project is individually priced against survey and specification.
How long does a modular extension take to build?
This project ran for 8 weeks on site from structural works through to handover. Because the steel frame is engineered and largely prefabricated off-site, that is significantly less time on site than a traditional brick-and-block extension of the same scope.
Do I need planning permission for an extension in Wembley?
Many single-storey rear extensions fall under Permitted Development, depending on the size, the property and local authority rules. Vita Modular prepares the technical building-control drawings and manages the building-control process to completion; planning applications and party-wall matters are handled separately.
