This project for our clients in Woking, involved creating a 15 square metre modular house extension alongside significant internal refurbishment works. The clients' need was not just for additional space, but for a complete reconfiguration of their ground floor to create a modern, open-plan kitchen and living area. The solution combined a highly-insulated, steel-framed extension with complex structural alterations to the existing house.
The project's core was the construction of a new 15m² extension, built on an innovative galvanised steel ground screw foundation to minimise disruption. The structure was engineered from 6mm gauge steel, ensuring robustness and longevity. For the exterior finish, the clients are considering a timber effect cladding to complete the aesthetic. Two 2m x 1m aluminium roof lanterns were installed alongside aluminium glazing, flooding the new space with natural light.
A key challenge was the seamless integration of the new extension with the existing home. This involved extensive refurbishment works, including the removal of a wall between the kitchen and dining room to create a large, open-plan area. Further works included removing an existing ceiling to install new lighting and plasterboard, repainting the snug and kitchen, and laying new flooring across approximately 25m² of the new and refurbished areas to create a cohesive finish.
The project required significant structural and service alterations. Three new steel beams were installed to support the new openings in accordance with engineer drawings. The team also undertook complex drainage work, which included diverting an existing manhole and drainage runs. The project also involved creating a new opening for the downstairs WC using the existing door and frame to optimise the new layout.
