2 weeksOur client in Bordon wanted to create a large, open-plan kitchen and dining area by adding a modular extension and undertaking significant structural alterations to their home. We delivered a stunning 15.39m² extension finished in masonry brick slips to perfectly match the existing house, featuring aluminium bifold doors, a large roof lantern, and new composite decking steps to the garden.

This project was a comprehensive renovation and extension in Bordon. The client's goal was to go beyond a simple extension and create a large, seamless open-plan living space by connecting their kitchen and diner with the new structure. This required complex structural opening works as per an engineer's design. The brief also specified that the new extension's exterior must perfectly match the existing house using masonry brick slips. The project also included the removal of an old patio and the installation of new windows in the existing kitchen/diner area.
The ~5.13m x 3m extension was built using our Structural Steel Sub-frame Modular System. We began by removing the existing patio and preparing the ground for the galvanised steel ground screw foundation system. Our team then expertly handled the significant structural works, opening up the rear of the house to create the large open-plan area. The new structure features a large 2m x 1m aluminium roof lantern and 3.1m aluminium bifold doors to maximise light.
The exterior was meticulously finished with brick slips to match the house, creating a flawless integration. We built wide steps across the full rear of the extension using stylish composite decking. Inside, the new space was finished with white painted plasterboard walls and LVT flooring. The project was completed with a full electrical installation, including 8 LED downlights and external lighting, all within a 4-week on-site installation period.

How long does a modular extension take to build?
This project ran for 6 weeks on site from structural works through to handover. Because the steel frame is engineered and largely prefabricated off-site, that is significantly less time on site than a traditional brick-and-block extension of the same scope.
