HOW WE DID IT

The extension project in Wood Green, London, involved the construction of a 10.5 square meter extension. A key challenge was ensuring that the new structure met rigorous thermal performance values akin to a traditional new build, necessitating the use of high-performance insulation and construction methods. The design incorporated a structurally graded steel frame and insulated panels for the walls, roof, and floor, ensuring both durability and energy efficiency.

Materials were carefully selected for both aesthetics and performance. The external cladding utilised a thin-coat silicon render in white, complemented by bespoke pressed steel facias, corner profiles, and glazing abutments with a polyester coated finish. A single-ply EPDM flat roof membrane was chosen for its durability and fire rating. Internally, 12mm plasterboard was used for walls and ceilings, ready for the client's final decoration.

Ground Screw Foundations

High Thermal Performance: Achieves U-values of 0.13 for floor and roof, and 0.18 for walls, meeting new build standards.
Robust Structure: Features a 6mm gauge, zinc phosphate coated, structurally graded steel frame.
Modern Glazing: Includes two 2m aluminium doors and one 2m x 1m roof lantern, with anthracite grey exterior and white interior finishes.
Integrated Electrical System: Full first and second fix electrical installation, including internal downlights, external wall lights, and an external power socket.
Efficient Rainwater Management: Equipped with 100mm half-round aluminium guttering and downpipes.
Ground Screw Foundations: Utilizes galvanised steel ground screws, each with a 1.3 KN load capacity, for stable and efficient foundation installation.

How our Design & Build Process Works

Step 1

ENQUIRY

Complete our customer enquiry form so we can fully understand your modular building requirements, and one of our dedicated team members will contact you to arrange a design consultation. Please contact us to arrange a visit to our Garden Room showroom in Coventry.

Step 2

PROPOSAL

We will send over a proposal that includes our terms and conditions, technical drawings, agreed payment plan details, and offer you a fixed installation date commitment for your modular building.

Step 3

SITE SURVEY

One of our expert project managers will take a few measurements at a pre-arranged site survey and make all considerations to ensure the installation process will go as smoothly as possible.

Step 4

MANUFACTURE

Our team will begin the manufacturing process at our Warwickshire production facility to precision craft your modular building and book in our installation team for the agreed installation date.

Step 5

INSTALLATION

We will contact you around a week before the agreed installation date to confirm any final arrangements that need to be made. Our install team will arrive on the morning of your install date and complete all works within the agreed timeframe. Our standard garden rooms are typically installed within 5-7 working days for example.
