2 weeksLiving in a busy part of London, our client needed more space and a better connection to their garden. They envisioned a large, open-plan area to house a new kitchen, transforming the back of their home. Our solution was a bespoke 19.8 sq/m modular house extension, expertly designed and installed to integrate flawlessly with the existing property. The result is the bright, modern family hub they had always wanted, delivered with minimal disruption to their daily lives.

Creating a significant new living area in a central London property often comes with challenges, and this project was no exception. With limited side access, all materials and waste had to be carefully moved through the house, a task our team managed with precision and care. The core of the project's success lay in the dramatic structural alteration required to connect the old with the new. We began by demolishing an old concrete patio and removing the existing rear wall of the house.
The vision was for a wide-open, seamless transition into the new extension. To achieve this, we installed a substantial 3.5-metre steel beam, creating a stunningly open aperture that completely transformed the feel of the ground floor. Our design focused on light and comfort. A large 2m x 1m flat rooflight was incorporated to flood the new kitchen area with natural daylight. For the exterior, a contemporary black render finish provides a striking, modern look. Internally, a plumbed-in wet underfloor heating system ensures the space is warm and welcoming throughout the year.

How long does a modular extension take to build?
This project ran for 4 weeks on site from structural works through to handover. Because the steel frame is engineered and largely prefabricated off-site, that is significantly less time on site than a traditional brick-and-block extension of the same scope.
