The project included a 6m x 3m ground floor extension and a 3m x 3m first floor extension, creating additional living space on both levels of the property.
The extension was finished with vertical ribbed aluminium rainscreen cladding, giving the building a clean architectural appearance that contrasts with the original structure.
The total construction value for the project was £128,000 and the works were completed within 11 weeks.

The homeowners wanted to expand their property while modernising the internal layout and introducing more natural light.
Key priorities included:
• Creating additional living space at ground floor level
• Adding a new first floor room through a compact upper extension
• Installing contemporary external cladding
• Improving internal layout with staircase relocation
• Maximising natural light through modern glazing features
A two-storey extension allowed the clients to significantly increase usable floor space without extending excessively into the garden.
The extension consisted of a 6m x 3m ground floor extension with a smaller 3m x 3m first floor addition positioned above part of the footprint.
The design balanced additional space with a contemporary architectural approach, using aluminium rainscreen cladding to create a distinctive modern façade while maintaining harmony with the existing home.
The structure was supported by new groundworks and reinforced foundations to accommodate the two-storey load.
To connect the new extension to the existing house, a 4-metre wide structural opening was created at ground floor level.
This required:
• Installation of structural steel beams
• Temporary support of the existing structure
• Coordination with structural engineers
• Careful integration between the new extension and original property
At first floor level, a new single door opening was formed to provide access into the extended bedroom space.
External works included:
• Groundworks and reinforced foundations
• Structural wall construction
• Flat roof installation
• Installation of vertical ribbed aluminium rainscreen cladding
• Installation of contemporary glazing including a frameless corner window
The aluminium rainscreen cladding provides a durable, low-maintenance exterior while creating a bold modern aesthetic.
The internal works transformed the layout and functionality of the home.

How long does a modular extension take to build?
This project ran for 11 weeks on site from structural works through to handover. Because the steel frame is engineered and largely prefabricated off-site, that is significantly less time on site than a traditional brick-and-block extension of the same scope.
