Two-Storey Rear Extension Tunbridge Wells

Project Overview

Vita Modular completed a contemporary two-storey rear extension in Tonbridge Wells, Kent, designed to expand the living accommodation of a family home while introducing a striking modern exterior.

The project included a 6m x 3m ground floor extension and a 3m x 3m first floor extension, creating additional living space on both levels of the property.

The extension was finished with vertical ribbed aluminium rainscreen cladding, giving the building a clean architectural appearance that contrasts with the original structure.

The total construction value for the project was £128,000 and the works were completed within 11 weeks.

HOW WE DID IT

The Client Brief

The homeowners wanted to expand their property while modernising the internal layout and introducing more natural light.

Key priorities included:

• Creating additional living space at ground floor level
• Adding a new first floor room through a compact upper extension
• Installing contemporary external cladding
• Improving internal layout with staircase relocation
• Maximising natural light through modern glazing features

A two-storey extension allowed the clients to significantly increase usable floor space without extending excessively into the garden.

Extension Design & Construction

The extension consisted of a 6m x 3m ground floor extension with a smaller 3m x 3m first floor addition positioned above part of the footprint.

The design balanced additional space with a contemporary architectural approach, using aluminium rainscreen cladding to create a distinctive modern façade while maintaining harmony with the existing home.

The structure was supported by new groundworks and reinforced foundations to accommodate the two-storey load.

Structural Alterations

To connect the new extension to the existing house, a 4-metre wide structural opening was created at ground floor level.

This required:

• Installation of structural steel beams
• Temporary support of the existing structure
• Coordination with structural engineers
• Careful integration between the new extension and original property

At first floor level, a new single door opening was formed to provide access into the extended bedroom space.

External Construction

External works included:

• Groundworks and reinforced foundations
• Structural wall construction
• Flat roof installation
• Installation of vertical ribbed aluminium rainscreen cladding
• Installation of contemporary glazing including a frameless corner window

The aluminium rainscreen cladding provides a durable, low-maintenance exterior while creating a bold modern aesthetic.

Internal Works

The internal works transformed the layout and functionality of the home.

Works included:

• Staircase relocation to improve internal circulation
• Installation of new electrical systems and modern lighting
• Plumbing and heating upgrades
• Installation of herringbone flooring throughout key areas
• Internal plastering and decoration
• Installation of new internal doors

The frameless corner window creates a striking architectural feature while maximising natural light within the extension.

• Contemporary architectural exterior
• Increased natural light through modern glazing
• High-quality finishes including herringbone flooring

The extension adds both lifestyle value and long-term property value.

How much does a house extension in Tunbridge Wells cost?
This bespoke extension in Tunbridge Wells came in at £128,000, covering groundworks and foundations, the structural steel frame, external cladding, roofing, a full internal fit-out, electrics and flooring. Every Vita Modular project is individually priced against survey and specification.

How long does a modular extension take to build?
This project ran for 11 weeks on site from structural works through to handover. Because the steel frame is engineered and largely prefabricated off-site, that is significantly less time on site than a traditional brick-and-block extension of the same scope.

Do I need planning permission for an extension in Tunbridge Wells?
Many single-storey rear extensions fall under Permitted Development, depending on the size, the property and local authority rules. Vita Modular prepares the technical building-control drawings and manages the building-control process to completion; planning applications and party-wall matters are handled separately.

Is a Vita Modular extension as strong as a traditional brick build?
Yes. Our extensions are built on an engineered structural steel frame rather than timber or masonry. Every frame is calculated by a structural engineer, installed on proper foundations, and certified through an independent building-control process to completion.

What is included in the fixed price?
The fixed-price contract covers foundations, the engineered steel frame, external walls and cladding, the roof, painted walls and ceilings, electrics and lighting, LVT flooring, and Vita Modular’s design fee and building-control management — with no hidden extras.
