Rather than building wall-by-wall from scratch on site, we manufacture the insulated wall, floor and roof panels around a structural steel frame at our Warwickshire facility, then bring them to your home and assemble them into place — tying into your existing building like a conventional build. You get the precision and consistency of factory production, a warmer and more airtight result, and a fraction of the noise, mess and weather delays of a traditional build.

Does bad weather delay the build?

Far less than a traditional build. The structural part of your extension — the steel frame and insulated wall, floor and roof panels — is manufactured indoors at our factory, so rain, frost and storms never halt that work. With conventional construction, wet trades like bricklaying and plastering grind to a stop in freezing or saturated conditions, and a wet winter can add weeks to a build. Our on-site assembly phase is short by comparison, which keeps weather exposure — and the risk of delays — to a minimum and helps us hold to our guaranteed completion date.

Are your extensions really bespoke, or built from standard units?

Genuinely bespoke. Every panel is made to order around a structural steel frame, so your extension can be any size, layout, configuration and external finish you want — engineered specifically around your home rather than selected from a fixed catalogue of standard units. The factory method is what makes us fast and precise; it doesn't limit your design.

Is there any issue mortgaging a property with a modular extension?

No — absolutely not. There's a lot of false reporting and misconception online around this, but our modular extensions are treated exactly the same as traditional extensions by lenders, valuers and insurers, because they use all standard construction materials and meet full building regulation standards.

Do you build two storey modular extensions?

Yes. Our 2 storey modular extension system is the perfect alternative to time-consuming, disruptive traditional builds, adding living space below and bedrooms, bathrooms or a home office above — all 100% tailored to your specification. Please enquire for further information.

Where in the UK do you install?

Nationwide. Our extensions are manufactured at our Warwickshire facility and installed by our own teams across the whole of the UK. Because our modular system needs no cranes or heavy lifting equipment, we can manoeuvre and install in almost any location, even on sites with very restricted access.

What other building services can you offer?

We can offer any additional ancillary building service for your house extension project, including the installation of structural openings, kitchens, bathrooms, underfloor heating, plumbing, electrics, landscaping and demolition works — to name a few. If there's something specific your project needs, just ask us and we'll quote for it as part of your turnkey package.

What's included in the price of your extensions?

As standard, our house extension prices are inclusive of VAT, foundations, external walls and finishes, flat roof, painted walls and ceilings, electrics and lighting, flooring and glazing. Exclusions such as demolitions, ground preparation, drainage works, professional fees, statutory approvals and new structural openings can be quoted for separately as required.

Do your extensions come with a guarantee?

Yes. Every customer receives a comprehensive, assignable 10-year warranty on the structural frame of your Vita Modular extension — cover that transfers to a new owner if you sell. Glazing, electrics, trims and all internal finishes are covered by an equivalent 2-year warranty.

Do I need building control approval for my extension?

Yes — all extension works require building control approval, and our modular system and every one of our works are fully building control compliant. Architect and engineer drawings are needed for the building control submission, and building control fees are itemised separately in your estimate rather than included in our build price. We manage the entire building control process on your behalf from start to finish.

What exterior cladding finishes do you offer?

Brick slips and thincoat silicone render come as standard, but we can use almost any exterior finish available on the market to curate your bespoke modular extension. Popular alternatives include brick, redwood timber, metal cladding, a living green wall, composite decking and fibre cement board — so your extension can complement or deliberately contrast with your existing home.

What access do you need for installation?

We assess your property's access during the site visit. The nature of our modular system means it can be manoeuvred and installed even where access is very restricted — without the cranes or heavy plant a traditional build often demands — so tight side returns and narrow rear access are rarely a problem.

Do you offer finance plans?

We don't currently offer finance plans, but we do operate a staged payment plan: a 40% deposit to begin, with the balance spread across the weeks from order to installation, and the final 20% not due until completion and handover. We also accept debit and credit cards (card processing fees apply), which can let you arrange flexible repayment directly with your card provider.
