HOW WE DID IT

Dronfield Project: Delivering a Seamless 2 Storey Extension

The project in Dronfield was a comprehensive transformation, moving far beyond a standard renovation to convert an existing garage into a spacious two-bedroom annexe. To achieve the client's vision, we expanded both outwards and upwards, creating a substantial 2 storey extension that completely redefined the footprint of the building.

The core of the build involved extending the pitched roof to accommodate a comfortable second bedroom, as well as adding a dormer with a balcony to maximise the picturesque views. This required significant roof alterations and complex scaffolding to ensure structural integrity throughout the build. On the first floor, we constructed a flat EPDM roof extension to create a bright, open-plan living area.

The structural heart of the project was a robust timber frame designed specifically for this new 2 storey extension, bringing the total floor space to approximately 68m². To ensure the new addition blended perfectly with the original home, the external walls were finished with silicon render, carefully colour-matched to the existing house. The result is a 2 storey extension that feels like a natural part of the property rather than an afterthought.

Interior and Ground Works

The interior is finished to a high standard with painted walls, LVT flooring, and UPVC glazing throughout—including specific glazing as drawn and four centre-pivot rooflights to flood the space with natural light. Further enhancements included:

  • A new timber staircase with a matching timber balustrade.
  • Full installation of the bathroom, kitchen, and WC (using client-supplied materials).
  • Essential new drainage works.

To make this possible, the garage’s first floor was converted into a bedroom, and the garage floor level was dropped to form a new insulated first-floor deck. We also undertook extensive preparatory groundwork, utilizing extra-long ground screws for the foundations to ensure a solid base for the structure.
