The client in Dronfield sought to convert their existing garage into a fully functional two-bedroom annexe, complete with a shower room, downstairs WC, and kitchen. This ambitious project aimed to significantly expand their living space and capitalise on scenic views. Our comprehensive solution transformed the original structure into a modern and comfortable living area.
The project in Dronfield involved the extensive conversion of an existing garage into a two-bedroom annexe. The core of the transformation included extending the pitched roof to accommodate a second bedroom and adding a dormer with a balcony to maximise the picturesque views. This required significant roof alterations and scaffolding to ensure structural integrity and safe execution.
On the first floor, a flat EPDM roof extension was constructed to create a spacious, open-plan living area. The structural work comprised a timber frame for the new 2-storey extension, totalling approximately 68m². External walls were finished with silicon render, colour-matched to the existing house for a seamless aesthetic. The interior boasts painted walls and ceilings, LVT flooring, and UPVC glazing throughout, including specific glazing as drawn and four centre pivot roof-lights to enhance natural light.
Further enhancements included new timber staircase with timber balustrade, bathroom, kitchen, and WC installations (client-supplied materials), and essential new drainage works. The garage's first floor was converted into a bedroom, and the garage floor level was dropped to form a new insulated first-floor deck. Preparatory ground work, including extra-long ground screws for foundations, was also undertaken.
