The homeowner sought to significantly expand their living space with a modern, high-specification extension. The project required a highly customised design, including a transition from standard glazing to a premium aluminium slider fixed window, an upgrade in heating, and the incorporation of a striking lantern rooflight. Our solution delivered a custom-built, light-filled space featuring high-end finishes and technical specifications, perfectly meeting the client's desire for a sophisticated home addition.
The project presented a clear need for significant structural and design modifications from the original estimate. A key challenge was upgrading the glazing system; the initial UPVC allowance was omitted, and a premium Aluminium Slider Fixed Window was added, sourced as per a specific third-party quote. This change provided a sleeker aesthetic and superior performance. Furthermore, the construction involved careful work to remove the existing rear projection and break out the old slab/foundation, ensuring a seamless transition to the new structure.
The interior detailing focused on high-quality finishes and functionality. The client opted to supply their own 8mm tiles, with our team handling the professional installation and adhesive work. The original heating allowance for a standard electric heater was upgraded to a client-choice vertical column electric radiator, ensuring efficient and stylish heating for the new space. Electrical enhancements included adding two downlighters, bringing the total to eight.
A standout design element was the integration of a 1000mm x 2000mm lantern rooflight. This involved the supply of the rooflight itself and the associated fitting, accessories, and kerb weathering, all of which were included in the adjusted scope. Finally, the project's timeline necessitated an adjustment for a steel frame uplift due to material cost changes between June and December.
