Vita Modular recently completed a large rear kitchen extension in Warrington, transforming the ground floor of a family home with a modern open-plan kitchen and dining space.
The extension measured 10 metres by 4 metres (40m²) and was designed to maximise natural light while providing a contemporary aesthetic that complements the existing property.
The project included groundworks, structural alterations and full internal fit-out, delivering a high-quality extension finished with masonry brick slip cladding and Crittall-style glazing.
The total construction value for the project was £145,420 and the works were completed in 10 weeks.
The homeowners wanted to create a large open-plan kitchen and dining space that would become the central hub of their home.
Key objectives included:
• Creating a 40m² kitchen extension suitable for entertaining
• Installing large Crittall-style glazing to maximise natural light
• Opening the rear of the property with a wide structural opening
• Matching the extension with the existing brickwork of the house
• Adding a new ground floor WC
• Delivering a modern kitchen with durable flooring
The project involved constructing a 10m x 4m rear extension, significantly increasing the usable ground floor living space.
The extension was designed with a flat roof structure to create a clean architectural profile while maximising ceiling height internally.
The additional floor area provides a spacious open-plan kitchen and dining environment ideal for modern family living.
A key part of the project was forming a new 5-metre wide structural opening at the rear of the house.
This required:
• Installation of structural steel beams
• Temporary structural support during construction
• Coordination with structural engineers
• Full integration between the original house and the new extension
The opening dramatically improves natural light and flow between the house and the extension.
External construction works included:
• Groundworks and reinforced foundations
• Structural wall construction
• Flat roof installation with insulation
• Masonry brick slip cladding to match the existing property
• Installation of Crittall-style glazing
Brick slip cladding was selected to replicate the appearance of traditional brickwork while allowing for a contemporary finish.
Once the structure was complete, Vita Modular delivered a full internal fit-out to create a ready-to-use kitchen and dining space.
Internal works included:
• Electrical installation and modern lighting
• Installation of luxury LVT flooring
• Kitchen supply and installation
• Construction of a new ground floor WC
• Installation of internal doors
• Plastering and full decoration
The finished extension provides a large open-plan kitchen and dining area ideal for modern family living.
