Our client required a compact 3m x 3m home extension to add a bright new living space. The project featured a 2.2m aluminium bifold door to open the room up to the garden and was finished with a clean white silicon render and modern anthracite grey accents. This build was a collaborative effort, with our team constructing the high-performance, insulated structure and the client completing the final flooring.
The brief was for a modern and compact 3m x 3m house extension. The goal was to create a thermally efficient space with a strong visual connection to the outdoors, achieved through a 2.2-metre wide aluminium bifold door and a separate UPVC window. The project was a partnership, with the client taking on the responsibility for removing the existing patio and preparing the ground for our foundation system, as well as installing their own choice of floor finish over the structural plywood base we provided.
The extension was built using our advanced modular system, based on a structurally graded 6mm gauge steel frame. We used modern galvanised steel ground screws for the foundations. The structure is highly insulated with rigid polyurethane sheets to achieve U-values of 0.18 for the walls and 0.13 for the floor and roof, ensuring compliance with building regulations. The exterior was finished with a crisp white silicon render, contrasted by bespoke pressed steel fascia and corner profiles in RAL 7016 anthracite grey.
We seamlessly integrated the new extension by removing the existing doors to the house and making good the plasterwork around the new opening. The interior was completed with plastered and decorated walls and ceilings, and elegant 120mm "pencil round" skirting boards. A full electrical package, including LED downlights and an electric panel heater, was installed. On completion, we provided a building control compliance certificate, a Part P electrical certificate, and our comprehensive 10-year structural warranty.
