2 weeksThe homeowner wanted to improve the functionality of their ground floor layout by:
· Extending the rear of the property
· Creating a larger kitchen and dining space
· Increasing natural light
· Opening up internal walls for an open‑plan layout
· Adding a WC beneath the staircase
· Modernising internal finishes

To connect the extension with the existing house, structural openings were created and steel beams installed. These works allowed the kitchen, dining and living areas to flow together as a single open space.
· New drainage connections
· Plumbing alterations for the new kitchen layout
· Relocation of external tap
· Electrical spurs for kitchen appliances
· Provision for extractor ventilation
· Installation of Eclisse telescopic pocket door system
· Construction of new WC beneath the staircase
· Decorating works within the kitchen diner
· Ceiling adjustments to create a flush ceiling between old and new spaces
As with many extensions to older homes, several technical challenges arose including uneven ceiling joists and adjustments to glazing dimensions. These were resolved through careful on‑site coordination.
· Larger open‑plan kitchen space
· Improved natural light
· Better flow between living areas
· Additional WC
· High‑quality modern finish

How much does a house extension in Oxford cost?
This bespoke extension in Oxford came in at £106,000, covering groundworks and foundations, the structural steel frame, external cladding, roofing, a full internal fit-out, electrics and flooring. Every Vita Modular project is individually priced against survey and specification.
How long does a modular extension take to build?
This project ran for 6 weeks on site from structural works through to handover. Because the steel frame is engineered and largely prefabricated off-site, that is significantly less time on site than a traditional brick-and-block extension of the same scope.
Do I need planning permission for an extension in Oxford?
Many single-storey rear extensions fall under Permitted Development, depending on the size, the property and local authority rules. Vita Modular prepares the technical building-control drawings and manages the building-control process to completion; planning applications and party-wall matters are handled separately.
Is a Vita Modular extension as strong as a traditional brick build?
Yes. Our extensions are built on an engineered structural steel frame rather than timber or masonry. Every frame is calculated by a structural engineer, installed on proper foundations, and certified through an independent building-control process to completion.
What is included in the fixed price?
The fixed-price contract covers foundations, the engineered steel frame, external walls and cladding, the roof, painted walls and ceilings, electrics and lighting, LVT flooring, and Vita Modular’s design fee and building-control management — with no hidden extras.
