Our client was looking to add a compact yet spacious-feeling 12m² modular extension to their home. The brief called for an efficient build process and a design that maximised light, featuring a 4.6-metre wide window and door combination. We delivered a highly-insulated, steel-framed home extension on modern ground screw foundations, completing the on-site installation in just 2-3 weeks.
This project involved creating a 4m x 3m home extension to add a versatile new living space. A key requirement was to create a bright, open atmosphere within a modest footprint. This was achieved through a design incorporating a very wide, 4.6m UPVC glazing unit that combined a door, a fixed pane, and a tilt & turn window. The client wanted an efficient, streamlined process, with the project requiring full Building Control approval.
We used our advanced modular system for the build, based on a structurally graded 6mm gauge steel frame. This modern construction method allows for rapid progress, with an estimated on-site installation period of just 2-3 weeks. The extension was built on a galvanised steel ground screw foundation system, which minimises disruption to the garden. The exterior was finished with a clean and contemporary Silicon Thincoat Render , with bespoke pressed steel fascias and corner profiles in anthracite grey (RAL 7016).
The interior was finished to a high standard with white painted plasterboard walls and ceilings. The comprehensive electrical package included 6 LED downlights, a 2KW panel radiator for heating, and external wall lights. We also included an allowance for LVT flooring and connected the new structure’s drainage to the existing rainwater outlet, providing a complete, ready-to-use space for the client.

How long does a modular extension take to build?
This project ran for 3 weeks on site from structural works through to handover. Because the steel frame is engineered and largely prefabricated off-site, that is significantly less time on site than a traditional brick-and-block extension of the same scope.
